If you want to know how your area is squaring up, look at the age and status of your neighbours in the nearby area and further afield. Demographics aren’t just important to sellers, but also to investors and upsizers.

Investors are attracted to areas that are on the rise, families want to get more for their dollar and sellers seek to profit from their sale.

A changing landscape

Want to know if your region is in demand? Look for new developments, infrastructure and amenities in the area. If state and local governments are building and spending in your region this indicates an immediate or future investment demand.

Look at neighbouring suburbs

Take a look at the neighbouring suburbs, what is happening in terms of future growth and development? If housing affordability, short stock and slow wage growth affect a buyer’s ability to purchase in an area they will tend to look for more affordable, nearby suburbs. This then causes a ripple effect on neighbouring postcodes.

Judge the average value of the aspirational neighbouring suburb. If this value is up to 10 per cent higher than your suburb within six to twelve months this value should also be reflected in your neighbourhood.
